The Matthew Jones Award

The Matthew Jones Award: Children’s Art Sydney is an annual art competition and exhibition that celebrates the creative spirit of children. Primary school children throughout Sydney’s eastern suburbs are invited to enter this exciting competition through their school. The winners of the art competition receive a prize package personally and win $1000 for their school. The runners up are also awarded a special prize package and win $500 for their school.
All art work on display is available for sale both on the evening of the award presentation and during the exhibition. All monies raised are gifted to children’s disability arts programmes. In 2009 which was the inaugural year of this wonderful event, $6,000 was given to local schools through the efforts of their students and over $7000 was raised and given to Wairoa school in Bondi and Warrah in Dural.
A special art show is then open to members of the public for three days following the award afternoon at the Sherman Contemporary Art Foundation, Goodhope Street, Paddington. Top tips for auction season

Auctions can be scary, but according to buyer’s agent Amanda Segers fromamandaonmyside.com.au, for the most part they are a good, clean way to do business.

She has some top tips for vendors and buyers when it comes to auctions:

For vendors:

You have several weeks to find your buyer, advertise strongly and widely – don’t choose a cheap agent, but the one that has sold the most property around you and knows how to attract the right buyers.
Spend some money sprucing your property up, eg having professionally cleaned if necessary. A simple paint and updating of floor coverings makes a huge difference.
Ensure there is zero clutter, remove anything that you would hate somebody to steal from you.
Choose a time of day that presents your home in its “best light” for open homes.
Ensure there is nothing that will stop potential buyers from buying, eg. Damp (you can cut vents six months prior to dry the home), unit blocks behind (plant a row of tall trees or put up privacy screens or a sail) etc. If you have plenty of time, consider getting a DA for a granny flat/home office in the back yard, it will add value to your home.
For buyers:
Have your finances in place prior to setting out on your search, they can take weeks to organise.
Pre-plan your Saturday schedule of inspections, spend time calling the agents prior to confirm each property is in your price range (and still available) so you don’t waste time.
Once you find the right property ensure the agent knows of your interest so that they don’t sell it without including you.
Discuss the price expectations with the agent (and even other local agents who may know the property) and then generally add about 10 per cent if it is going to auction (note that this depends on market conditions, the property etc. a number of properties have recently sold below what the agent was quoting prior to auction).
Ensure you do your homework on price and give yourself an auction limit – you will be more relaxed and wont to be making hasty decisions whilst the whole auction crowd is staring at you.
If you are keen on a house but are not sure on price than the best rule is to make sure you are present at auction, you do not want to read in the Sunday paper that it sold below the price you would have been happy to pay!

We posted a link to an interesting article on our Twitter profile about the new CommBank Property Guide iPhone App which has had some major issues. The main problem discussed in the article were properties that were listed on RealEstate.com.au as auctions came up on the app with the asking price displayed. As you can imagine it caused a lot of anger from agents who knew that home buyers were able to view the asking price of the auction before. What do you think CommBank should do in regards to this issue. Who knows if this was an isolated incident or if this will continue to happen. What is certain is that Commbank will need to carefully check the app for any more glitches.

New "Transfer Tax"

As you may have heard there was a new tax introduced in NSW parliament for vendors buying residential or commercial property valued over $500,000. Here are the key points:
Under the proposal, the portion of the sale amount between $500,000 and $1 million will attract a tax rate of 0.2 per cent, before the charge rises to 0.25 per cent for the portion of the sale above $1 million.
The median Sydney house price is about $600,000, which would attract a charge of $200, while the tax on a property sold for $1.2 million would be $1500.
It has been called a "transfer tax" by the NSW govt but is simply another new tax that will add around $90 million annually to the state's coffers. Revenue will go to the Dept of Lands. Stamp Duty goes to the Office of State Revenue.
The media response to the new tax has been uniformly negative. Both the Telegraph and the AFR called it a "monster" tax. The timing is terrible and smacks of political opportunism given that NSW was a net receiver of new funds from the Federal Govt (via health reforms) in the Budget and that the announcement was "hidden" in the backwash of the Federal Budget and its analysis.
The tax announcement was buried in a press release on security measures for land transfer documents. The announcement was labelled ''sneaky'' by the Opposition Leader, Barry O'Farrell. That statement has been echoed in the press in the news and editorial sections.
***However**** importantly the tax, while making the cost of a real estate transaction marginally more expensive, it should not have any real impact on Sydney real estate market in which Di Jones operates as it will add possibly around $2000 to the cost of buying a property valued at $2 million. The real impact may be on developers as it makes the cost of starting a development that much more.
